1. For each county, we pull the most recent pre-foreclosure filing available from our nationwide data source.
2. We compare the Latest Filing Date — the county recording date of the newest foreclosure available — against today.
3. Lag = Today − Latest Filing Date. A lag of 1-2 days means the data is essentially real-time. A lag of 14+ days means there's a meaningful gap between when filings hit the county and when they become available to investors relying on standard data providers.
